I've been in "da business" a while. The thing about the rental market each person seeking an apartment has different tastes and each apartment is pretty much different. (location, elevation, sun, style, wear and tear, color,) If the price of a place is unregulated (as most places are outside of NY CITY)--no one knows what an apartment is worth. Different people will judge an apartment differently. It's usually an emotional decision rather than a fiscal one.
